Works & ServicesWe do more than drawings. From concept, sun and code studies, building approval and detailed design to site supervision and handover, one team handles it all. Below are the projects we own and operate, and five services you can commission on their own.
Our own projects
Our own projectsThese three projects were designed, built and either operated or used by us. We bear the quality of the design and verify the returns ourselves.

Shinjuku hotel
Designed, built and operated in-house. Because we handle everything from planning to daily operation, we know exactly where costs land and which savings turn into trouble three years later.

Tsukishima hotel
Also designed, built and run by us, in the same Tsukishima district as the office. We carry and verify the change in yield before and after renovation ourselves.

Tsukishima office
An office the firm designed and built itself, at 3-14-4 Tsukishima, Chuo-ku. Come discuss a project and see our work in person.
Operating and under construction
Operating & under constructionSix lodging buildings, some operating and some under construction, with one more in planning. Design, construction and operation are all handled in-house, so we know how each detail was built and what it cost. Below are guest rooms in operation, and sites currently being built.

The whole house goes to one group at a time. The hard part with a building like this is not how the finishes look; it is turning an ordinary house into somewhere that can legally take guests and is genuinely comfortable to stay in — the number of rooms, the circulation, how many bathrooms, sound insulation, fire safety. Each of those has to satisfy the regulations and the guest at the same time. Here is how this one ended up.

Room layout
A detached three-storey house: seven bedrooms, two bathrooms and three washlet toilets, one on each floor. Beds are deliberately mixed — doubles, sofa beds and futon laid on tatami — so families, groups of friends and guests travelling with a baby all fit.

The neighbourhood

For guest privacy we do not publish the address or nearest station of individual buildings.
Commercial interiors
Commercial interiorsINU TO HITO · a dog-friendly cafe
“Dogs and people” — guests bring their own dog in with them. That is harder than an ordinary cafe: the floor has to take claws and spills and still be easy to clean, the circulation has to work for dogs and people passing each other, and the ceiling and lighting still have to hold the room together. Here the floor is dark marble, which absorbs both the composition and the mess; the ceiling is covered end to end in hanging greenery, turning a low ceiling into the thing people remember while hiding the services above it. We did the design and the construction ourselves, so the details drawn on paper are the details that got built.

Under considerationTsukishima: former dormitory, 8DK house
A pre-owned house two minutes from Tsukishima Station, formerly a company dormitory. We are in the pre-acquisition assessment — weighing a full renovation against a rebuild, checking road access, floor-area ratio, the old seismic standard, boundary survey and the lodging-business act one by one. The as-is photos are shown unedited: the work done before construction is worth seeing too.
