Three items that blow the renovation budget

第一是给排水。老旧建筑的排水立管、给水管材与坡度，往往在拆开之后才看得清楚。改变水回り位置的方案，成本会显著上升。

第二是电容量。增加空调、厨房设备或客房数量时，原有引入容量可能不够，涉及受电设备改造的话是一笔大钱。

第三是隔音与消防。用于出租或住宿的项目，楼板与隔墙的隔音、以及消防设备的追加，几乎必然发生，但在初期估算里最常被略过。

我们做估算时会把这三项单列，并给出现场调查后的更新值，而不是用每平米单价一笔带过。

一つ目は給排水です。古い建物の排水立管、給水管の材質と勾配は、解体してはじめて見えてくることが少なくありません。水回りの位置を動かす計画は、コストが大きく上がります。

二つ目は電気容量です。エアコンや厨房設備、客室数を増やすとき、既存の引込容量では足りないことがあります。受変電設備の改修に及ぶと、金額はまとまったものになります。

三つ目は遮音と消防です。賃貸や宿泊に用いる計画では、床と間仕切りの遮音、そして消防設備の追加はほぼ必ず発生します。それにもかかわらず、初期の概算で最も省かれやすい項目です。

私たちは見積りの際、この三項目を単独で立て、現地調査のあとに更新した数字を出します。平米単価でまとめて済ませることはしません。

The first is plumbing. In an older building, the drainage stacks, the material of the supply pipes and the falls on them often only become clear once things are opened up. Any plan that moves the wet areas raises the cost noticeably.

The second is electrical capacity. When you add air conditioning, kitchen equipment or more guest rooms, the existing incoming capacity may not be enough — and once the work reaches the switchgear, the figure is no longer small.

The third is sound insulation and fire safety. On anything let out or used for lodging, insulating floors and partitions and adding fire equipment is close to inevitable. It is also the item most often skipped in an early estimate.

When we estimate, these three are on their own lines, updated with real figures after the site survey, rather than swallowed into a rate per square metre.
